A good advertisement is like a bikini: it conceals what needs to be concealed; and reveals what needs to be revealed.
Not only must the information given in the Advertisement be correct, but is should also be correctly given.
Agreed that all of us are not very prefect in English; but the fact is that English is still widely used in business all over the world. Without disrespecting any of our India languages, we must be proud of being correct in English, as well. Please do note that more Indians speak English than the entire population of Europe and the UK!

A good advertisement must be brief and to the point. It is only a window to the main object; not the door to it. Too much information must not be given at this stage, as it will only confuse the viewer.
Obvious references should be avoided. “Area as per PR Card” – Area is area and how else can it be certified, except by the PR Card. In any case, we are not certifying that, just giving an indication. After all, the actual areas will be measured and paid for as per terms agreed to by and between the buyer and the seller.
The land is with “Clear Title”. Of course, it has to be, otherwise you would not offer it, would you?
Do realise that there are just three basic important aspects of any land or property advisement: its location, its price and the type. All other matters can, and need to, be discussed when interest has been shown by the prospective buyer.
The location is most important. A person looking for a place in SOBO will not look at an Ad for a property in Borivali.
Buyers have budgets; they will not go beyond that. Your ad will not get any look if it is vague about the pricing being mentioned.
The type of the land or property on offer is important. A buyer for a one-bed-room flat will not look for an Ad for a Villa, and vice versa.
