Format for An Offer of Land:


An offer of land to any prospective purchaser or a developer must be like a “teaser”: it must make the reader want to know more about that piece of property.
Basically there are five major sectors of information which are important to begin with. And they are
i)
The Area of the land on offer.
ii)
The Location of that piece of land.
iii)
The Zone in the Master Plan for that area; that, the user of the land as permitted by the Local Authorities for “Residential”, “Commercial, “Industrial”, or Mixed, etc., purposes.
iv)
The Title can be explained in brief. And finally,
v)
The Expectation of the Seller/Land Owner; This Must also be mentioned in brief. Do NOT use the word negotiable! After all, the brokers do not decide the final price. The buyer/developer and the seller/owner of the land do when they do meet.
A Plan of the Land/Property in Question must be furnished. A few photos of the land/property on offer and its surrounding areas must be given. This will definitely be attractive for the prospective buyer/developer to come and take a look! All other papers can be shown later; and more discussions can take place, later. Do not clutter up your offer with too many papers in the initial phase.
