Documents Needed Before Renting Premises:Details of the Property on Offer – Rental

What is the carpet area of the flat/s, or office, or shop?
2.
Is the rent paid on carpet area basis?
3.
How much is the common area?
4.
What is the undivided area of the land with each flat, if any?
5.
Was the building approved as Residential or Commercial?
6.
Copies of the Municipal approved Plans will be required.
7.
Is there a Cooperative Society of the owners, or a Condominium, or just nothing, just an AoP?
8.
Any Road Widening Proposal?
9.
Is the land in a Commercial Zone or a Residential Zone?
10.
What is the Official Rate for Stamp Duty Valuation? (RR/CARD value?)
11.
We will need copies of all the relevant documents.
a.
The purchase of the flats/office/shop.
b.
Ditto for the land, etc.
c.
The last 30 years’ EC, or The Title Certificate, that is the detailed legal scrutiny report by an Advocate.
12.
Copy of the lease agreement with any previous Landlord/tenant.
13.
You will need to obtain a Valuation Report from a Government Approved Valuer for your tax purposes.
14.
Any other relevant piece of information the person offering the premises may wish to share, as will help finalise the deal.
