Copies of the Documents Required for a Study of Any Case Pertaining to the Sale of Any Land, in Maharashtra.


LIST “A” – Required Initially.
1.
Village Forms (VF) VII-XII related to the property in question.
2.
VF VI, Mutation Entries (ME), entries recording the latest names in every one of those VF VII-XII.
3.
PR Card, where applicable, with all MEs.
4.
CS or CTS Plan, or the Village Plan, showing the boundaries demarcated in red colour.
5.
DP Remarks of the MCGM/Local Body.
6.
Google Pin/Location of the property in question.
LIST “B” – Required, Later.
7.
Title Certificate given by a lawyer of repute, along with the Search Report of the land for the last 50 years.
8.
Plan of the Property drawn by an Architect, if possible.
9.
All Mutation Entries, VF VI, as listed in the VF VII/XII and/or the P. R. Cards, as will be known, only after the study.
10.
Sale Agreements – all connected ones. Right to the oldest ones.
11.
Sale Deeds – all connected ones. Right to the oldest ones.
12.
Powers of Attorney – if such was used.
13.
VF VIII, if possible, and if necessary.
14.
Any notices received from any Statutory Authority, if at all.
15.
Any other document that the Vendor would like to share with the prospective buyer.

Photos of the property in question.

LIST “C” – If it is a Court Matter.

A Legal Note on the Case. Or Cases..
18.
Copies of the Appeals; and Says in the Matter before the Courts where the case/s has/have been tried.
19.
Copies of all the Judgments pronounced by any Court.
20.
The Complete Case Book of Matter Before the Court/s.
LIST “D” – After A Study.
Please note that this is a tentative list. It is very much possible that copies of more and other documents will be required, as we begin the study of the documents already furnished by the land owner/s.
For example:
A.
Family Tree, where more than one co-owners have now come on record.
B.
Death Certificates of those of the co-owners who have expired and whose legal heirs have not yet been brought on record.
C.
Succession Certificates in such cases.
D.
A Power of Attorney, duly registered, if the owner of the land is not able to meet, or to complete the transaction in person.
E.
Such a POA if the person is abroad, must be counter-signed by the nearest Indian Embassy Official where the Owner resides.
F.
NA Order, if the same has been obtained.
G.
The above list is not exhaustive, but suggestive.
